In this paper recent transformation in retailing structure in the city center of Madrid is analyzed. Besides this transformation, the typical retailing city center, with big stores and a lot of modern and specialized shops, still subsists. The change in the way of living and in shopping habits, the important growth of the city - which has spread into a big metropolitan area, where a lot and all sorts of commercial centers have been built - as well as the aging of population and urban deterioration of the city center, have been the main causes of the evolution of city center retailing.
