The A. examines the Evans and Wiltshaw explanations (static theory including non-financial returns) in turn to see to what extent they are alternatives to the dynamic-speculative explanation or whether both static and dynamic approaches can be used to explain the characteristics mentioned. These three explanations analysed for the features of the urban land market seem inconsistent with a static theory.
